A kitchen remodel nears completion

This kitchen remodel in Normandy Park is almost done, with nearly all the comforts of home. The floor is finished, the lighting and appliances are being set, and the island countertop has been installed. The new countertop is heated, creating the perfect spot to read the newspaper on chilly winter mornings.

Another project in Old House Journal

We are pleased to announce that one of our finished remodeling projects will be appearing in the October issue of Old House Journal, as part of a feature on additions. Our project, a remodel and addition for a classic “Seattle Box”-style house in the Washington Park neighborhood, appears on pages 66 and 67 of the magazine, which will be out on newsstands(and online) later in the fall.

Burke Remodel is complete

The extensive Burke remodel and addition has finally been completed! By raising the house almost two feet, the lower floor no longer feels like a basement. The top floor has cathedral ceilings throughout, offering ample headroom while maintaining the classic Craftsman-style gable-end detailing and proportions. With this remodel, the once cramped and disordered residence has become a comfortable, generous, and smoothly functioning home.

The custom kitchen cabinets include a ‘magic corner’ and toe kick step stool from Hefele.

The convenient appliance pantry means more counter space on the island.

The breakfast nook opens directly to the deck, which has views of Lake Union and the Cascade Mountains.

This child’s bedroom has cathedral ceilings and lots of natural light. The dark color of the ceiling evokes a night sky.

The master bathroom has a classic feel with dark cabinets, marble counter and basketweave tile floor.

The clean lines of the large shower bring a modern touch to this classic bathroom.

More steel for Maple Creek

More progress to report on the cantilevered house and deck on a steep slope in Maple Creek. Eric & Terry with Houseworks Construction will be maneuvering a 450-pound steel beam into position. Next up are the diagonal struts!

Construction underway at Maple Creek

The scaffolding is up, concrete is poured and steel erection beginning at our deck replacement project in Maple Creek. This project will seismically retrofit the previously vulnerable southern wing of the home and replace a previously dangerous deck. The project location is within three environmentally critical areas, which made permitting a challenge. Now that the permit has been issued, the contractor, Houseworks Construction, has the challenge of working on a constricted site with limited access. Because the house is on a steep slope, the new foundation uses pin piles to support the cantilevered southern end of the house on a steel moment frame. We are looking forward to the installation of the steel for the cantilevered deck!

Emerald Park Addition is ready for finishes!

The drywall has been installed. The remodel is ready for finishes: cabinets, trim, floors and paint.

Emerald Park Addition is ready for siding

The window trim has been installed along with the water barrier, siding is next. Inside the rough-in is nearly complete. Insulation should begin in March.

Landscaping has been roughed in at the Burke Remodel

With construction complete the landscaping is next.

Progress at Emerald Park

Framing and roofing are complete and the windows are due next week. We just completed the electrical walkthrough with the client verifying fixture, outlet and switch locations and functions. A key point in any remodel.
